Our Policy for our guests staying at the Inn:
Payments
We accept VISA, MasterCard, American Express, Discover Card, and Cash.
Advance Deposit
In order to hold your reservation, we require a deposit of the first night stay for each room you reserve. The remaining balance will be due upon check out.
Check In/Out Policy
Guests may check in anytime between 3-6 pm. If arriving after 6 pm, you may check yourself in by following directions on a personalized letter waiting for you at the front desk. Your room and amenities will be ready and waiting. Check-out is prior to 11 am. With prior approval, a 1 pm early check-in is possible for $50, and a 1 pm late check out for an additional $50. If you select early check-in/check-out options and do not arrive early/check out late, you are still responsible for the fee.
Cancellation Policy
- Notice of 7 days or greater – refund of the advance deposit less a $25 processing fee per room reserved.
- Notice of less than 7 days – you are responsible for all charges as originally reserved.
- If you reserve 4 or more rooms, the required cancellation notice is 21 days prior to the check in date or the entire deposit is forfeited.
Rescheduling or Changing an Existing Reservation
You will be charged a $25 processing fee per room reserved
Refunds
There are no refunds for early departures (fewer days than reserved), delayed arrival, or rescheduling due to inclement weather.
No Show Policy
The total amount of the reservation will be charged to the credit card we have on file.
Occupancy
Rates are for single or double occupancy. No more than two people per room with the exception of the Cynthiana Suite which can accommodate three. We cannot accommodate requests for multiple beds in a room.
Children Policy
We are not equipped to accept children under the age of 16.
Smoking/Vaping Policy
Smoking and vaping are permitted outside on the grounds only in designated areas (please do not litter). No smoking or vaping in the pool area. Smoking is not permitted anywhere inside the cottage including the screened porches. Smoking in the cottage, screened porch, or in any non-designated areas will result in an automatic cleaning charge of $350 to your credit card on file.
Open Flame
No candles in the rooms under any circumstances.
Breakfast
A 2 course breakfast is served between 8:30-9:00 am for guests staying at the Inn. We will do our best to accommodate food allergies and intolerances. Please let us know prior to arrival.
Guests staying at the Dancing Bear Cottage do not receive breakfast at the inn. Breakfast baskets with supplies for pancakes or eggs are available for purchase as well as an option to dine at the inn for an additional fee.
Beer And Wine Availability
At the Inn, we do have a pub on the premises and as part of our beer and wine retail license, our guests are prohibited to bring alcohol purchased elsewhere into our public spaces including the pool area. We offer many local wines from North Georgia Wineries, local craft beers, soda, and bottled water for purchase. We will supply plastic wine glasses that can be brought outside to our pool area.
Alcohol Consumption
Due to our beer and wine retail license, our local code prohibits bringing outside alcohol into our public spaces (this includes the pool area). This policy is strictly enforced. Our wine bar offers local and out of area wines, beer, soda, and bottled waters for purchase. If taking beverages outside on our grounds or pool area, we will supply plastic glasses for your use.
Damages
Breakage or damage to the premises and/or contents as well as cleaning costs other than those normally incurred in connection with the occupancy of the premises will be billed to the credit card on record for the cost of the replacement or the labor to repair. There is a $30 fee if your room key is not returned to us upon check out or if the key is lost. No candles or flames of any type to be used in the rooms under any circumstances!
Pet Policy
Pets are not permitted anywhere on the property. Service status animals are allowed. Let us know at the time of booking so that we can appropriately accommodate you.
Outdoor Pool and Hot Tub Policy
Pool & hot tub closes at 11 pm. You must be a registered guest or Oasis Spa guest to use the pool and hot tub. You cannot bring your own alcohol in the pool area and coolers are not allowed.
Visitors and Maximum Occupancy
Visitors, house parties, bridesmaids lunches, etc., are not allowed without prior approval. The maximum occupancy of two people per room is strictly enforced. Bringing more guests than the maximum is not permitted and in the event this should occur, your deposit and rent for the entire length of your reservation period will be forfeited and you will be asked to vacate the property. No outside visitors are allowed past 11 pm.
Housekeeping
Housekeeping service is provided daily at the Inn but is not included for the cottage.
